An 8 suite apartment building that we bought out of foreclosure and renovated back to its former glory. Actually, on second thought, I doubt the place ever looked this good. When we bought the building it was boarded up; had mushrooms and grass growing on the carpet of the top floor; and no heat, light or water.
A nice little 1300 sq foot single family home. This one was undervalued because the main floor slanted significantly. We managed to put a new support beam in the basement very cheaply which solved the problem. Then we modernized everything.
With a joint venture partner we purchased 3 buildings (33 units) in a small city. Nothing significantly wrong, they just hadn’t had any love or attention since they were new.
A nice, little duplex that showed really well. I bought it for the very considerable cash flow it had.
This one had a fire and then sat empty and boarded up for 5 years. We were able to return utilities to the building, cleaned it all up, brought it back up to rentable status and filled it up.
Originally a 14 unit, 3 storey apartment building that we were able to purchase at a discount. We added a new suite on the main floor and renovated the other units.
Another building we were able to buy at a good price and put a new suite into bringing the suite count from 11 to 12 units. It also had an old fuse style electrical system. That accounted for the low purchase price. We switched it over to the modern breaker style at a modest cost to greatly increase building value.
An older building that, again, just needed some TLC. Renovations, including a planned new suite, are still ongoing.
I was able to purchase 4 x fourplexes (16 units in all) in a small town for a very good price. The buildings were 67% vacant when I bought them and they had a reputation for drug activity. After getting rid of some problem tenants and doing some basic renovations the units filled up quickly and we have been full since.
A 100 year old 4 plex that cash flowed very well.
A 13 unit motel that I bought out of foreclosure and converted into a normal apartment. It was really nasty when I bought it and now is much better. A perfect building for a lower income clientele.
