From Dream to Design To Reality
This was ‘Elysian Villas’, an exciting development in a very nice area of town. Designed for those 50+, it provided a maintenance free, “lock and leave” lifestyle, spread out over seven, rolling acres. Completed in 2010, all 36 units are now the new home of some lovely people.
Elysian Villas offered 36 semi-detached, bungalow villas. Some of the selling features were ample green space between each unit, with great views and lots of walk outs.
With this project we bought 7 acres of raw land. From there we re-zoned the land with the city, subdivided it, put in the deep and shallow utilities, installed the internal road and sidewalk and then sold and built the units. We acted as land developer and builder here. We even had to build a park for the city and widen a city street.
This was my first, large project. It was very successful and we are really excited about how this one turned out! We built 4 new homes in an established beltline community. Outside the front door – a large green space park complimented by a backdrop view of downtown. All four homes have been sold and have families living in them.
This was a project where we demolished two older houses that were situated side by side on two enormous pie lots. We then built 4 brand new infills in their place. The one on the upper left is a 3 storey with a gorgeous downtown views. Then we did a side by side 2 storey and a stand alone two storey on the right. They turned out really nice.
A bit of an odd building, it had 2 storey townhouses in the front and motel style apartments in the back. Built in 1974, it was an operating apartment building when we bought it. Then we proceeded to do the permitting with the city to turn it into individual condos. We pushed out some walls to make some units bigger, modernized everything and then added 2 new suites in the basement to bring the total suite count to 13 units.
Look at the pictures on this one!! It turned out beautifully. We bought this 5 unit townhouse project out of foreclosure, just passed the framing stage, and then proceeded to complete the construction and then all of the finishing. This was the first time I did an underground parkade. Even with all of these years of experience I am still learning and doing new things.
I was instrumental in pulling a racetrack and casino project out of Creditor Protection, then getting the land under long term control and finding the gaming
company to supply the capital and management to build the casino and racetrack. It opened in 2015 and is now very successful. How flipping cool is that!
